Spain's Golden Visa Has Ended — What UK Buyers Do Instead
Spain closed its Golden Visa to new applications in April 2025. Spanish property remains a strong investment, but it no longer carries a residency route.
On 3 April 2025 Spain ended the residency-by-investment route that granted Schengen residency in exchange for a €500,000 property purchase. Any agent still marketing Spanish property as "Golden Visa qualifying" is describing a programme that no longer accepts applications. We would rather tell you that plainly. Spanish property on the Costa del Sol continues to offer genuine lifestyle and capital appeal on its own merits — and if residency is your actual objective, the UAE Golden Visa and Saudi Premium Residency are open, well-established and can be arranged alongside a Spanish purchase.
How It Works
Understand What Changed
Spain stopped accepting new Golden Visa applications on 3 April 2025. Visas already granted remain valid and renewable, but no new property-based applications are possible.
Separate Investment from Residency
Assess the Spanish property purely on its investment and lifestyle merits — location, rental demand and capital growth — rather than on a residency benefit that no longer exists.
